Just 120 meters from the Mediterranean in Herzliya Pituach, Pituach by the Sea offers a rare chance to live minutes from the water in one of Israel's most established coastal addresses. Built by Ofer Investments, the developer behind Herzliya Hills, this is the final phase of a project that began years ago with Phases A and B slightly to the east.
"This is, I think, the only project in Herzliya Pituach at this level being marketed right now," says Sharon Shitrit, the project marketer at Ofer Investments. "Maybe there are one or two others, but definitely not this close to the sea, and definitely not at this level."
The development comprises 122 apartments spread across three buildings: Two five-story structures and a single twelve-story tower, positioned on Abba Even Boulevard, between Wingate and Eli Landau streets, next to the Dan Accadia Hotel. Every apartment has a balcony, and nearly all of them look out over the sea. A private path at the rear of the complex leads directly to Accadia Beach, the hotel promenade, and Herzliya Marina, putting the shoreline just minutes from your door.
The two five-story buildings, marketed as the Tree House, are designed as a collection of villa-style homes, each entered directly into a private garden or courtyard from the floor corridor. Deep terraces, some built around fully grown trees, blur the line between indoors and out. Between the two buildings, a shared landscaped courtyard with a pool, spa, and gym offers the atmosphere of a stylish, five-star resort, just steps from home.
Rising above them, the Sea House is a twelve-story tower offering uninterrupted sea views from every apartment, with high ceilings and expansive terraces that bring the coastline in. The building has its own pool, fitness room, sauna, and treatment rooms, along with a manned lobby, the same standard of security and service shared across all three buildings in the development.
"We wanted to provide an answer for everyone," Sharon Shitrit says, describing an apartment mix that runs from compact units of 70 to 80 square meters up to sprawling residences of 370 square meters, including garden apartments, standard units with balconies as large as 77 square meters, and penthouses, some with their own private pools, reaching 250 square meters with terraces of 110 square meters. Every unit is registered independently in the Land Registry (Tabu), a fully private residential product rather than a resort or hotel-style scheme.
The buildings were designed by Yashar Architects, whose portfolio includes headquarters for international companies such as Microsoft and Apple, with interiors by Dana Oberson, whose studio has designed spaces for Six Senses Shaharut and the R48 Hotel. Every layout is designed to draw the surrounding landscape inward, using open spaces and a natural material palette that keeps the sea close at hand, whichever direction you're facing. Apartments facing north look out toward the low-rise skyline of Herzliya Pituach; those facing south overlook a nature reserve.
Sharon Shitrit describes a buyer base that includes Israelis living in Herzliya Pituach who are ready to move from a large villa to something more convenient to maintain, as well as Israelis whose long-standing dream has been to live by the sea. "There are Israelis living in Herzliya Pituach who are tired of maintaining a large villa, so they come to buy something more convenient to maintain, safer, and more pleasant to live in, people whose kids have left the house and who don't need the big house anymore."
Roughly half the buyers, Sharon Shitrit estimates, come from abroad, a mix of British, French, American, and Russian residents. Some are making aliyah, others are buying a holiday home to use during visits, and others still are looking for what Sharon Shitrit calls "a safe haven."
Construction has already begun, with excavation under way and a building permit expected imminently. The developer anticipates roughly three and a half years of construction, putting completion at around 2029 to 2030.
