This week, the Almog Group announced that it had received Form 4 (occupancy approval) for the residential project RED BY ALMOG, which it initiated and constructed in the Ir HaYayin neighborhood in Ashkelon.

The project consists of four boutique buildings with 90 housing units, half of which were marketed under the reduced-price program for eligible buyers. The delivery of the apartments in the project was brought forward for the residents by approximately four months, despite the fact that most of the work on site over the past two years was carried out during the “Swords of Iron” war and under frequent missile attacks.

Now, alongside the occupancy process, Almog is vigorously advancing two additional urban renewal complexes in the city.

The first is located in the area between Olei HaGardom Street and Shapira Boulevard, in the Golda neighborhood in the south of the city, and is being advanced in cooperation with the Ben David Group. The plan includes demolishing six existing buildings containing 160 old apartments and a small commercial structure, to make way for 758 new housing units across a site of about 4.4 hectares.

The permit applications are being advanced by Dauber Architects. According to the plan, a total of seven buildings will be constructed: five towers of 22–23 floors above the ground floor, two mid-rise buildings of nine floors above the ground floor, and one mid-rise building of six floors above the ground floor. In addition, approximately 2,200 square meters of commercial space are planned.

The plan also includes public buildings such as daycare centers, the reconstruction of an old sports hall currently on site, and a cluster of five kindergartens. The project is in advanced planning stages, with the first phase of 262 housing units currently under design approval, after which it will move forward to the permit application stage.

The Almog Group is also advancing another project located in the city center of Ashkelon (at the corner of Eli Cohen Street and HaNasi Street) in cooperation with Haksharat HaYishuv. This is an evacuation-reconstruction project (Pinui-Binui), in which 160 existing apartments in six buildings will be evacuated, and approximately 900 new housing units will be built in their place. In addition, commercial areas facing the street are planned, along with designated spaces for public buildings. The plan is being advanced by Gordon Architects.

Yaki Amsalem, CEO of the Almog Group: “We congratulate the new residents on entering their new homes and hope that these homes will bring them and their families happiness and comfort. Over the past year, we made every effort to expedite the completion of construction, meet the timelines, and even deliver the apartments ahead of schedule, despite the security challenges, in order to allow both eligible buyers and free-market purchasers to live in a new building with a secure apartment including a safe room.

Looking ahead, we see the city of Ashkelon as a key target in promoting urban renewal, especially in light of the last two years. For this reason, we are advancing additional complexes in the city for the sake of improving the quality of life and the security of its residents.”
